Previous Projects

 

We have compiled a brief selection of projects completed by Paul and Niall immediately prior to the formation of Trine.

In Joint Venture, 105 dwellings were acquired to form this innovative Retail Park. Planning permission was eventually granted after a Public Enquiry and Judicial Review. The retail park briefly comprises 20,000 sq. m. (215,000 sq. ft.) with 800 car spaces. Tenants include BHS, Wallis, Evans, Burtons, Dorothy Perkins, Boots, Tesco, Marks & Spencer’s, TK Maxx, O2, Carphone Warehouse, McDonalds etc. The resultant investment was sold to British Land.

In Joint Venture, the former brick works was redeveloped and funded by The Prudential and briefly comprising an Esporta Health Centre of 3,716 sq. m. (40,000 sq. ft.), 102 Bed Holiday Inn Express and McDonalds Drive Thru Restaurant.

Prominently situated adjacent to Junction 10 of the M6 Motorway and comprising a De Vere Village Hotel, Holiday Inn Express and a KFC Restaurant.

 

Terms were agreed with De Vere on an institutional full repairing and insuring lease for a term of 25 years, subject to 5 yearly upward only rent reviews. This was their first leasehold transaction in the United Kingdom.

Banbury

Size: 50,000 sq. ft

On behalf of CALA Properties, in joint venture with Bank of Scotland Corporate, this mixed commercial investment and development portfolio was acquired which included leases to B&Q, Halfords and various industrial unit occupiers. After intensive asset management the investment was sold to Clients of CBRE, showing a return on cost of approximately 30%.
